steam error code (53) ANSWERED

Thank you for successful fix

OK, I have several games that require steam to play. I almost always play in offline mode.  Today I permitted steam to update two games.  (I have auto update OFF to protect Skyrim from an update screwing up SKSE, etc.)  I was able to play all the games updated except for CIV5.  It won't let me play Civ5 in offline mode.  I keep getting a dialog box that says the  'steam serves are too busy,' and an "error code (53).'  I retried about 15 times. 

Might someone experienced with steam advise me on whats up, and what to do?  Thank you all.

For error code 53 this post may help:

Fixed. It was my virus scanner (McAfee). I just disabled real-time scanning temporarily, started BL2. It did the "completing install" and launched just fine. I also tried turning McAfee back on again and it works now that the installer has completed.

So good to go.
 
It could be your antivirus not letting the update completely install.

With offline mode after an update I play the game once while connected and online (to complete any installs required) before switching to offline mode and checking that it works (I sometimes play on a laptop with no internet connection). Not sure if that'll help, I hope so.

oddly, the "stop autoupdate" has its text changed a while back.. it used to say do not update, now it says update when you launch game.....
