Land Usability

What settings during random map creation determines how frequent you'll run into land you can settle on?  Much like in Gal Civ 2, I find that having lots of land to create new settlements on just creates a lot of tedium, in that you have to micromanage to many cities.  However, at the same time, I've also had maps that have next to no usable land for creating cities.

 

I looked in the online manual but didn't find anything that answers my question.

In game settings, the type of the map: balanced and temperate seems to give some more land to settle, while the rest, seems to be more randomized or specialized in a certain type of non setteable land (desert, etc).

Other factors are the size of the map (evident) and the number of AIs (the more AIs, the faster the land is settled).
